Project Overview
We were appointed by the main contractor to undertake the complete electrical and air conditioning & WC flooring & Access control design and installation package for a new office extension at TJC Plant Hire Group.
The project is part of the end client’s wider strategy to consolidate multiple office functions previously spread across several warehouse locations into a single modern office environment.
The Challenge
The project required careful coordination with the main contractor and other trades to ensure the electrical and mechanical services were delivered in line with the construction programme.
As a new-build office extension attached to an operational business premises, works needed to be completed safely while maintaining normal day-to-day activities within the existing site, particularly the final connections for our new installation which
meant we had to shutdown the clients main servers for a period of time. This was overcome with a dedicated shutdown & working in tandem with the clients IT provider.
The electrical and air conditioning installation was required to:
- Provide a modern, efficient working environment for office staff.
- Consolidate business operations into a single central location.
- Deliver energy-efficient lighting and power systems.
- Provide reliable heating and cooling throughout the office space.
- Ensure compliance with current electrical regulations and industry standards.
- Support future expansion and changing business requirements.
- Minimise maintenance requirements through the use of quality products and equipment/
Our Approach
From the outset, we worked closely with the main contractor, client and design team to develop a practical and cost-effective solution.
Our team undertook the full electrical and air conditioning design, ensuring all systems were coordinated with the building layout and architectural requirements.
Regular site meetings and programme reviews enabled effective communication between all parties, ensuring potential issues were identified and resolved early.
By carefully planning installation activities and coordinating with other trades, we maintained project momentum and delivered the works safely, efficiently and to programme.

Electrical Installation
- Distribution and power infrastructure.

- Energy-efficient LED lighting throughout the office areas.

- Containment systems including cable tray, basket and conduit where required.
- Final circuit wiring and terminations.

- EV Charger Installation.
Air Conditioning Installation
- Design and installation of air conditioning systems.
- Internal air conditioning units serving office areas.
- External condenser equipment.
- Refrigerant pipework and condensate drainage systems.
- System controls and commissioning.
- Testing and optimisation of cooling and heating performance.
Specialist Flooring Installation
- Supply and installation of specialist hardwearing vinyl flooring within the welfare and WC facilities.
- Preparation of subfloors to achieve a durable, high-quality finish.
- Installation of commercial-grade flooring selected for longevity, ease of maintenance and suitability for high-traffic areas.
- Coordination with other finishing trades to ensure a seamless completion of the office fit-out.
Technical Solutions & Equipment Used
To support the client’s operational and energy efficiency objectives, the installation incorporated:
- High-efficiency LED lighting throughout the office accommodation.
- Modern electrical distribution equipment designed for reliability and future capacity.
- Commercial air conditioning systems providing year-round heating and cooling.
- High-quality containment systems to support a neat and maintainable installation.

The systems were selected to provide a comfortable working environment while reducing long-term energy consumption and maintenance requirements.
Testing, Commissioning & Compliance
Upon completion, all electrical installations were fully inspected, tested and commissioned in accordance with BS 7671 Requirements for Electrical Installations. The air conditioning systems were also tested and commissioned to verify correct operation, performance and control functionality.
Project handover included:
- Electrical Installation Certificate (EIC).
- Test results and inspection records.
- Air conditioning commissioning documentation.
- Operation and maintenance information.
- Client demonstration and system familiarisation.
